What Kind Of Investments Do We Look For?

Capital RIC invests in fundamentally sound real estate investments of all kinds and classes of property.

Typically, we invest in raw land and provide the zoning and development expertise to steer the project through zoning and site plan approvals, including getting building permits. In some projects, we have sold the land at this point and in other cases, we have completed development and lease-up of the project, for a long term hold.

We also invest in existing buildings and have participated in redevelopment projects.

Capital RIC is a niche investor in Class A and B office product which is leased to local or state governmental entities. Our ideal acquisition would be a building or portfolio of buildings in the price range of $15 to $50 million dollars, with triple net leases, leased 100% to governmental entities.

In the governmental leased building niche, we would acquire buildings with leases or 10 years or less, with operating leases instead of triple net leases, or where the buildings are leased to a combination of governmental entities and private enterprise. Buildings with these profiles require more work on our part but can still fit within our portfolio guidelines.
